A day in the life of our Director and Conveyancing Solicitor, Chloe Cardwell
Posted on 28th January 2024
We know many clients wonder what our typical day looks like, and our Director and Conveyancing Solicitor in Lancaster, Chloe Cardwell, is here to start our mini-series, which looks at what our team at MG Legal get up to in a usual day.
Residential Property Sales
At some point during a typical day, Chloe will work on a Conveyancing Sale file. Either preparing a draft contract pack following instructions from a client to sell their house, or dealing with enquiries on a sale that is slightly further through the process, Chloe, with the assistance of the amazing Trish, will deal with all the steps, and update the clients. Chloe and Trish pride themselves on ensuring clients are kept updated throughout their matter, and when dealing with files so promptly, sometimes chasing clients for outstanding information to help keep the sale progressing without delay is a necessary part of the job.
Residential Property Purchases
Another common day-to-day task will be progressing Conveyancing purchase files. Usually this will involve considering the results of Conveyancing Searches, or explaining to our client, the buyer, why it is necessary to check with the seller whether Building Regulations Compliance documents were obtained in relation to building work at the property.
Chloe and Trish work together, to chase the outstanding information from the seller’s solicitor, and to keep our purchase clients updated throughout. Many of our clients purchase with the assistance of a mortgage. When we’re on your lender’s panel, we will act for you and your lender with your purchase. Our Conveyancing Solicitors in Lancaster are on most lender panels, and you can contact our team to confirm our panel number, here.

Auction Sales and Purchases
Another type of Conveyancing Chloe deals with frequently are auction properties. Whether you are selling or buying through auction, Chloe understands that tight timescales for exchange and completion, as well as being a pro at drafting an auction pack. Auction sales and purchases, for those of our readers who may not have come across this process, vary from the standard residential conveyancing process, and include many documents being prepared before the property auction completes. After the sale is agreed, there is often a deadline of 28 days imposed for completion, with the enquiries and searches needing to be completed promptly within these timescales.
