Lender conveyancing panels are in place to help reduce the risk of fraud, but to also ensure high standards for conveyancing transactions involving their bank, building society or lender. Santander UK plc works solely with panel solicitors that hold the Conveyancing Quality Scheme Accreditation, for residential conveyancing matters.

When you get a mortgage to help purchase your new property, then your lender will require you to instruct a conveyancing solicitor. When you have a mortgage with Santander, you must tell them that you are using a conveyancing solicitor on their panel, such as MG Legal. If you choose a solicitor that is not on Santander’s panel of approved conveyancing solicitors, they require separate legal representation because your chosen solicitor or conveyancer is not a member of their legal panel, then you will also have to pay a legal fee or conveyancing fee for Santander to also have a solicitor. Obviously, this is not a wise move- and you should only choose a solicitor that has integrity and acts in a manner that allows them to hold the Conveyancing Quality Scheme Accreditation, and be a trusted member of your mortgage provider’s panel.

It sets out the standards of competence, risk management and client service levels expected of practices.
