Conveyancing Solicitors on the Santander Panel
When buying a property in the UK, many lenders or mortgage providers will insist on certain standards and rules to be maintained by any conveyancing solicitor or conveyancer that is handling your purchase, these are known as ‘’Lender Conveyancing Panels". Lender conveyancing panels are in place to help reduce the risk of fraud, but to also ensure high standards for conveyancing transactions involving their bank, building society or lender. Santander UK plc works solely with panel solicitors that hold the Conveyancing Quality Scheme Accreditation, for residential conveyancing matters.
MG Legal’s conveyancing solicitors have held the CQS Accreditation since we started accepting instructions from clients wanting to move house, all the way back in 2013. Only firms who are Conveyancing Quality Scheme Accredited may act for Santander customers, on residential conveyancing transactions.

To allow better risk management, Santander recently changed their criteria, being more selective about which conveyancing solicitors they allow on their panel. As a result of the changes, a number of conveyancing firms were removed from Santander’s panel. If you are getting a mortgage with Alliance & Leicester plc, then this lender is under the same umbrella as Santander, so your conveyancing solicitor will be on Alliance and Leicester’s panel of conveyancing solicitors, if they are on Santander’s panel.
Find a solicitor on Santander’s panel
When you get a mortgage to help purchase your new property, then your lender will require you to instruct a conveyancing solicitor. When you have a mortgage with Santander, you must tell them that you are using a conveyancing solicitor on their panel, such as MG Legal. If you choose a solicitor that is not on Santander’s panel of approved conveyancing solicitors, they require separate legal representation because your chosen solicitor or conveyancer is not a member of their legal panel, then you will also have to pay a legal fee or conveyancing fee for Santander to also have a solicitor. Obviously, this is not a wise move- and you should only choose a solicitor that has integrity and acts in a manner that allows them to hold the Conveyancing Quality Scheme Accreditation, and be a trusted member of your mortgage provider’s panel.
