If you are buying a property in England and Wales, HSBC will only work with conveyancers that are registered with one of the following: Solicitors Regulation Authority or the Council for Licenced Conveyancers. All firms must have a minimum professional indemnity insurance cover of £2 million and for lending over £2 million, they must have professional indemnity insurance of £5 million. Any conveyancing solicitor approved by HSBC must be accredited to The Law Society’s Conveyancing Quality Scheme.

Why use a solicitor on the HSBC panel?
If you choose a solicitor that is not on the HSBC panel of approved conveyancing solicitors, then you will be instructing one solicitor, and HSBC will be required to instruct another solicitor to act on their behalf, to accept mortgage funds, and other legalities. If this happens, you will also have to pay a legal fee for HSBC’s conveyancer, in addition to paying the legal costs to your own conveyancing solicitor; therefore paying two lots of legal fees.

When you get a mortgage to help purchase your new property, HSBC will require you to instruct a an appropriately qualified person to carry out the conveyancing work. HSBC, as with any other lender, want to make sure that the conveyancing process goes as smoothly as possible, and that, upon completion of your property purchase, transfer, or re-mortgage, the mortgage you have taken out with HSBC, is appropriately registered on the title deeds of your property.
