Auction sales and purchases
The work involved in selling or buying a property via auction is slightly different than a conventional sale or purchase. Therefore, our fees for acting on your behalf with this kind of transaction may be different than quoted above. Please contact us for your bespoke quote, here.
What are disbursements?
Disbursements are fees payable to third parties, which our Conveyancing Solicitors pay on your behalf during the course of your transaction. Disbursements are determined by third parties. Whilst we will include details of any usual disbursements in our quote, we are not able to confirm all fees payable, if we require this information after receiving sale documents or further information from third parties.
Land Registry Fees
You can find out what the usual Land Registration fees are on gov.uk, here, or you can contact our team who could calculate the fee payable on your behalf. If you are not sure whether the property is registered or un-registered, please don't panic: our expert property team will find out this information for you.
Search Bundle
Searches are only compulsory if you are buying a property with a mortgage. The search bundle includes a Water and Drainage search, an Environmental search, Coal & Mining and Local Authority search.
Stamp Duty Land Tax
Stamp Duty Land Tax is calculated by reference to the property purchase price and your circumstances. Use the gov.uk calculator, here, or once you have completed a Stamp Duty Questionnaire, our team will calculate this on your behalf.
Management Company Fees
Leasehold properties often have the involvement of a Management Company, who will usually charge fees for being formally notified of the purchase following completion. These can include a Deed of Covenant, Notice of Assignment or equivalent. There may also be other fees payable. We cannot confirm these until we have sight of the Management Pack from your seller's solicitor.
