What is a property remortgage?

Remortgaging is the process of switching your existing mortgage to another lender.

Remortgaging could help you raise money for home improvements or that special purchase that you've had your eye on for some time.

Big changes in your life, planned or unexpected, could mean that your current mortgage no longer suits your needs. Whether you’re starting a family or expecting a significant change to your income, remortgaging gives you a chance to find a deal with us that’s a better fit for you now and in the future.

How is a remortgage different to a product transfer?

A remortgage is usually when you switch lenders, whereas with a mortgage product transfer you’re able to change your current mortgage product to a new one with the same lender. You may choose to do this when your current mortgage deal is coming to an end or if you’re looking to lend more money using your house as security.

What costs are involved in remortgaging?

The costs involved will depend upon your individual circumstances, but possible costs include:
- Early repayment charge to your existing lender
- An exit fee to your existing lender
- Possible mortgage fees to your new lender
- Fees for Valuations/Surveys
- Potential mortgage adviser fee
- Legal Fees

What is the remortgage process?

Most lenders now give you an online Agreement in Principle and it is a way for you to find out how much your lender will lend without a full credit check.
Once you have an Agreement in Principle, you can apply for your new mortgage.
Once you have your Mortgage Offer you will need a property solicitor to handle the transfer of your mortgage.
Your property solicitor will register the details of your new mortgage with the Land Registry and deal with the removal of your old mortgage.

How long does the remortgage process take?

Each matter is different however the process usually takes 4 to 8 weeks. If you have any questions or queries, on the remortgaging process, please feel free to contact your local office of MG Legal. We have offices in Garstang, Longridge, Preston, and Lancaster, and will only be too happy to answer any questions you may have.

Do you need a Solicitor to remortgage?

If you remortgage with your current lender then this will be considered to be a product transfer and require no additional legal so you will not need a property solicitor.

If you remortgage with a different lender then your lender will ask you to have a property solicitor to deal with the removal of the previous charge and registration of the new charge. Questions? Queries? Pop into your local office of MG Legal, and our dedicated property solicitors will only be too happy to assist you.
