What does it mean to hold the Conveyancing Quality Accolade?

MG Legal are proud to confirm that our team of conveyancing solicitors, have (once again) received the Conveyancing Quality (CQS, to those in the know) accreditation. The accreditation guarantees, and illustrates that a level of service is being provided to the fee-paying client, on all property matters, from selling a manor house, buying a small semi, or transferring that patch of land at the bottom of your garden, to your long-standing neighbour. To quote the Law Society, ‘ Membership establishes a level of credibility for firms with stakeholders such as regulators, lenders and insurers as well as residential homebuyers and seller’.
In a time where ‘Brexit-related political uncertainly, has (literally at the time of writing), caused the UK’s biggest commercial property fund, suspended, it’s all so reassuring to know that YOUR residential property transaction is in safe hands.
What the Conveyancing Quality Standard stands for is integrity, and a level of communication from your local property solicitor, that will leave no misunderstanding as to any part of your property buying/selling, transaction. Chloe Cardwell, our newest qualified property solicitor in Garstang, Preston, has noted that since receiving the accreditation, some 5 years ago, the number of mortgage providers, and lenders on the market, that our property solicitors can now work with, has increased almost tenfold, making our property solicitors extremely approachable, and able to accept instruction from many more clients than before. And now that the Conservative Party has confirmed that they will withdraw legislation (Section 21 of The Landlord and Tenant Act 1985), that allows homeowners to evict tenants sans reason, the amount of ‘buy to let’ instructions received in our Garstang office have reduced somewhat (coincidence?). Miss Sarah Lees, our property team’s other newly-qualified conveyancing solicitor, has noted an increase in more diverse property purchases.
