What are Property Searches when buying a house?
Posted on 17th April 2019
As part of your purchase transaction, your conveyancing solicitors will submit searches on your behalf. Essentially, the searches are used to ensure the integrity of the property you are purchasing and that there are no issues which may come to haunt you in the future. See our blog on ‘The Importance of Conveyancing Searches’ for more information on what these entail by following the link, here.
One of the searches used by MG Legal’s solicitors in Preston, is the environmental search, which gives information on ground stability, flooding, contaminated land, etc. Our current provider for such searches are, Ground Sure, the leading authority on environmental risks in the UK. Ground Sure provide us with a comprehensive search, encompassing all relevant details in respect of potential environmental issues. Our specialist conveyancers then review this information and are able to report to you on any issues that have been revealed.
At MG Legal, we are always striving to ensure our clients receive the best possible service from us and this includes any other businesses that we use as part of this service. This is just one of the reasons that we select Ground Sure to provide us with our environmental searches. They have, in fact, recently announced changes to their searches which are to be beneficial to all.
Ground Sure have totally renovated their search results with a shifting focus on accuracy, simplicity and risk analysis. This is not only beneficial for our clients, but for our conveyancing team. We know that, as a client, when receiving a copy of such search, 50+ pages of environmental data can seem very daunting – Imagine being the ones to review and report on this information!
Our solicitors in Preston are already seeing the effects of such changes and they have definitely achieved what they say on the tin here. The new search results have been streamlined to identify potential risks in a much simpler and user-friendly way. The new reports section off each issue and clearly identifies the relevant information for your conveyancer to assess.
As you can appreciate, as solicitors, we are not environmental specialists, and our job is to interpret the data provided in the search. Such changes have been extremely beneficial in saving time and allowing a clearer conclusion to be reached on the potential risks a property may pose.
