As the pound suffers its worst day since 2016 it would seem to be a bleak Friday indeed. This news comes as, according to the BBC, analysists are advising that homes are taking longer to sell than they were a year ago. Since 2016 the markets have appeared little affected by Brexit however as the March 2019 departure date approaches it seems that the figures are being affected. This news is not helped by the Royal Institute of Chartered Surveyors forecast that house prices are at the lowest they have been since 2016. Currently; it is estimated that housing transactions are down twenty percent however on the whole house prices are still on the rise.
The issue may not be quite as bleak as first it sounds. Leaving aside the messy issue of Brexit; one of this current Government’s main commitments is to build new affordable housing. And build they are! We are currently living in new build BOOM! (Just thought I’d put some capitals in to distract from that terrifying figure I mentioned before!).

Many who are part of “Generation Rent” believe that they may never be able to afford their own home as month after month they pay a huge proportion of their rent to Landlord’s each month. This is a far cry from the previous generation when it seemed that every man, woman, dog and cat…. you get the gist…. owned their own home!
Where a Freehold means that you own the property and the ground it is built on; owning the Leasehold means that you Lease the property from the Freeholder and you have the use of it for a specific period of time.

Leasehold and Freehold are terms that are usually glossed over however whether a property is Freehold or Leasehold (and more specifically the terms of the Lease) can often determine whether a property is worth purchasing or not.

An EPC is an assessment carried out by an accredited assessor which shows how energy efficient a property is, how you can save energy and money in that property and how much the average household would spend in the property for heating, lighting and hot water. The EPC also shows top actions you can take to save money and make your home more efficient.
Ok, so potentially I may have made flying freeholds sound far more magical than they really are, but no one can understate the mystery that is a flying freehold.

To Property Lawyers throughout the UK and Mortgage Lenders the flying freehold is not dissimilar to Harry Potter and his friend Draco but we at MG Legal don’t need any magical spells or rancid potions to vanquish this foe.
During Family Law Proceedings, the Judges have numerous options open to them when considering what terms to set within an Order.

If parties cannot reach an agreement between themselves outside of Court, and after attempting mediation, then your Solicitors in Lancaster would suggest issuing proceedings in Court to help finalise financial matters relating to the divorce.
We’ve all heard it. Whether it’s down the local, or in some less highbrow magazine.. ‘some bloke from Timbuctoo received a trillion quid for his personal injury settlement, when he lost a fingernail at work’…

But did he, and are these stories all part of the urban myths that have a habit of frequenting the quarters of the less-sober of us…?
Purchasing your first property can take years and years of saving for and can be the biggest purchase you make in your lifetime. It is, therefore, never too early to plan how this will be funded. With current incentives in place such as, Help to Buy Schemes and the abolishment of first-time buyer Stamp Duty Land Tax, more younger people are being encouraged to purchase property and get onto the property ladder, with the help of your property solicitors Preston.
The Contract pack is a very important bundle of documentation that your conveyancing solicitors Preston require to carry out essential work as part of the conveyancing process.

The solicitors in Longridge acting on behalf of the sellers will initially ask them to complete a number of forms providing information about the property that is necessary to draft the Contract itself, together with providing any relevant documentation relating to the property.
