Read here to learn how best to get on the property ladder in 2021, from our specialist conveyancing solicitors here at MG Legal.
A recent survey has shown that, in 2021, a mere 19% of first time buyers manage to secure a successful mortgage application on their first attempt, in comparison to a 48% estimation before the pandemic. This is a significant finding, and shows that something has to be done to help first time buyers to get on the property ladder.

If you are wondering how to get on the property ladder in 2021, and the best way to get on the property ladder, or even how to help your child get on the property ladder, then read on here. Our expert conveyancing solicitors share our top tips for perspective first time buyers on how they can successfully secure a mortgage and get on the property ladder in 2021.

The Mortgage Guarantee Scheme-

Introduced in April of this year, the Mortgage Guarantee Scheme was created by the government in an attempt to make it easier for perspective property buyers, allowing the to secure a mortgage with only a 5% deposit on the property. These 95% mortgages have largely disappeared from the property market since the pandemic, but the government is now offering lenders a guarantee, and the scheme is set to run until December of 2022.

While the government’s Mortgage Guarantee Scheme is aimed largely at helping get first time buyers successfully onto the property ladder, it is also available for existing home owners wanting to move property.

Make the most of your pandemic savings-

It is no secret that many of us have made the decision to move back in with parents and family members since the pandemic hit. This has been aided by the fact that people have been working from home, and have managed to save a large amount of money that would otherwise be spent on commuting and holiday funds. This has allowed many people to save a lot more than they usually would, and to make large steps towards their property deposits.

Help to Buy Scheme-

The help to buy scheme is available for new build properties of under £600,000, and allows buyers to obtain a loan of up to 20% of the property value. This loan is only paid pack when the property is later sold, and remains interest free for the first five years. The current Help to Buy equity loan scheme 2021-2023 is available for all buyers, first-time and others.
