Do I have to pay a deposit for a commercial lease?
Similar to a standard residential lease you will be responsible for paying a security/damage deposit. The deposit is seen as your guarantee that you will fulfil your obligations under the lease during the course of your tenancy. The Landlord will be expected to hold the security deposit (which will usually be the equivalent of one month’s rent although a Landlord is able to set this rate and may ask for more) and should you damage the property or not pay rent then the Landlord is entitled to use the security deposit to recoup the debt.
